MIRAMAR, Fla. - Home School
of America, a nationally accredited
home school provider of educational
services, has consolidated two
locations in Miami Lakes and moved
to 4,974 square feet in MPC-6A
in the Miramar Park of Commerce.
The Miramar office provides student
service support to more than 7,000
students nationwide. Through Home
School of America, students can
complete a high school program
at home from anywhere in the world.
"We are thrilled to be in
Miramar and in the Miramar Park
of Commerce," said Dr. Joseph
Aguilera, co-founder and owner
of Home School of America. "This
is a great, vibrant community
with a good tenant mix. An added
benefit is that the Park is close
to our employee base."
There are 27 employees in the
Miramar office. Home School of
America is headquartered in Coral
Gables.
Home School of America joins another
educational facility that recently
opened in the Park, Le Cordon
Bleu College of Culinary Arts
Miami, a propriety school owned
by Career Education Corporation
(CEC) and offering an associate
of science degree in culinary
arts.
"Recently we've seen leasing
activity centered around educational
organizations, particularly internet-based
schools," said Andrew Ansin,
vice president of Sunbeam Properties,
developer of the Park. "The
Park is well designed to accommodate
heavy parking needs, which we
find is a benefit to companies
in the educational arena as well
as those operating call centers."
Elizabeth Santos of CB Richard
Ellis brokered the lease transaction.
Chris Caddell represented the
Park. Corporate build-to-suits
as well as a limited number of
second-generation spaces are available
in the Park.

DIABETES SYSTEMS OPENS NATIONAL
HEADQUARTERS
IN MIRAMAR PARK OF COMMERCE
MIRAMAR, Fla. - Nipro
Diabetes Systems, a division
of Nipro Corporation in Osaka,
Japan, has opened its headquarters
in the Miramar Park of Commerce.
Nipro Diabetes Systems, a medical
device manufacturer of insulin
pumps for Type I Diabetes, is
leasing 37,473 square feet of
office and warehouse space in
MPC-22-B at the Park. Nipro
Diabetes Systems employs 30
in Miramar. Nipro Corporation
is the world's leading supplier
of lancets, insulin pen needles
and insulin syringes. Nipro
Diabetes Systems also has received
$155,000 in incentives from
the city for the creation of
new jobs.
"The Park's central location
and easy access made it an attractive
site for us," said Bryan
McGurn, director of marketing.
"Because of the central
location, we can attract employees
from both Dade and Broward County."
Nipro Diabetes Systems joins
a growing list of healthcare-related
companies that have created
a medical hub in the Park including
Memorial Healthcare System,
Central Admixture Pharmacy Services
(CAPS), Option Care, Quest Diagnostics,
HCA, Aveva, HeartWare, Apria
Healthcare, Vitas, Pentax Precision
Instruments, Sunol Molecular
and FLA Orthopedics.
"To land the headquarters
of this international company
is quite a coup for us,"
said Andrew Ansin, vice president

of the Park. "We've seen
an increase in leasing activity
overall, but particularly in
the medical industry. There's
good synergy among the medical-related
companies we have in the Park."

International
Aircraft Associates Relocates
and
Expands within Miramar Park
of Commerce
MIRAMAR,
Fla. - International Aircraft
Associates, Inc. (IAA), distributor
of commercial aviation engine
and airframe parts and provider
of engine management services,
will expand and move into a
new location in the Miramar
Park of Commerce in February.
A tenant in the Park since 1999,
International Aircraft will
relocate its warehouse and distribution
center to MPC-5, 3320 Executive
Way. With the move, the Miami-based
company will expand from 4,000
to 10,000 square feet.
"We have been a tenant
of the Park for more than five
years, " said Mitch Weinberg,
president of International Aircraft
Associates. "Not only do
we appreciate the Park's professional
environment and excellent location,
but the team at Sunbeam provides
our business with a perfect
solution."
Since 1999, the Park has become
a hub for aviation services
companies. Spirit Airlines,
Praxair Aviation Services, Elite
Aviation and Eriks Aerospace
are some of the aviation related
tenants in the Park.
"These companies create
a synergy which leads to business
to business opportunities,"
said Andrew Ansin of Sunbeam
Properties, developer of the
Park, who represented the Park
in the transaction. "To
continue maintaining a hub such
as this one, we have to accommodate
a company's growing space requirements.

International Aircraft Associates.

Two
Companies Renew Leases in Miramar
Park of Commerce
MIRAMAR,
Fla. - The Miramar Park
of Commerce has announced two
lease renewals:
Direct Services, a national
database development and marketing
strategy firm, has renewed its
lease for 5,996 square feet
in MPC-2B, 10390 USA Today Way.
Direct Services serves clients
in the industries of telecommunications,
travel, retail, healthcare,
finance and professional services
and others. Direct Services
has been a tenant in the Park
for eight years. Chris Caddell
of Sunbeam Development, developer
of the Park, represented the
Park in the lease transaction.
GAR International Corporation
has renewed its lease for 16,917
square feet in MPC-8A, 3315
Commerce Parkway. Headquartered
in the Park since 1997, GAR
International Corporation specializes
in turnkey sourcing of equipment
and maintenance support on any
size mining or construction
project. Caddell also represented
the Park in this transaction.
